Over the last three years the residential real estate market has experience great change due to the U.S. economy. The amount of foreclosures has exceeded those in our past history. The amount of banks that have closed has been at an all time high. Over all, if you have cash or if you can get a loan, the time is right to purchase real estate.

Southern California. Another beautiful day in the neighborhood. We should all take a moment to count our blessings because even when things are looking bad, they can always be a lot worse, but once things hit their worst, things can only get better. It’s almost a tongue-twister but it’s the usual order of things.  Take for example the real estate market here in Southern, California. It has hit rock bottom but now it is experiencing an upward turn. If you ever thought of buying residential or commercial real estate, this is your time.

Let’s face it, instability can make us nervous and risky entrepreneur or not, you always want to find a certain degree of security in your deals. In today’s shaky real estate market people are looking for sound places to invest their money and not have to worry. Venture seekers want an investment that represents minimum risks and optimal gains. Given the instability of the current situation, you may be asking “what then is considered a good deal?”

My answer to that question is multi-family or apartment projects that generate cash flow. Think about it; if you invest in a single family home, you are responsible for that property’s payments until a tenant occupies it. This can be a risky move. On the other hand, if you own a 50 unit apartment building, what are the chances that all 50 tenants will move out at once?

Many times when we see success it is attached to another very valuable quality. Precision. The ability to accurately act the right way at the right time. There is yet another quality to consider when seeking success and that is Vision. Having the vision to identify possible opportunities and the precision to timely act in accordance with them is a recipe for almost certain success.

We hear everywhere about the sorry state of our country’s economy and how the real estate market is suffering the harsh effects of this recession. A successful investor, however, will target this moment in history as a great opportunity to invest in the market. The profits are high and the leverage and interest rates are at an all time record. If there ever was a perfect time to invest in the real estate market, it is now.

A good vision allows investors to understand that the current state of affairs will pass as it has before. Taking advantage of the low market now can reap great benefits in the future. Good precision will provide these investors with a sense of urgency to take action while time permits. Envision a brighter future and make a precise move to invest now. Now is the Time to Buy

According to the media, the situation on today’s real estate market looks pretty bad. Of course that is the view from the outside. The story is quite different from the inside. As history will support, this is the best time to purchase real estate.  The main reasons for this are low prices and low interest rates. You will seldom find a better opportunity to invest in real estate.

When investing, most people opt for single family homes. However, I strongly recommend investing in multifamily units. When a single family home or condo becomes vacant, the investor needs to undergo out-of-pocket expenses to cover bank payments. As I see it, an investor’s job should be to collect money, not pay it out. For this reason, I recommend multifamily units. With a 50 unit building, what are the chances that all 50 units will go vacant at once? 50 units translate into 50 people helping you make your payments to the bank. Multifamily projects gives you more leverage, lower risks and a larger growth potential on your profits.
